The Task:
Renovate a Buy and Hold property to rent at an increased rate
The Challenge
When we initially began working on the home, the roof was in poor condition and there were leaks throughout the home. The walls were comprised of old, crumbling plaster. The electrical wiring and plumbing were old and not functioning properly. In between the kitchen and dining room, there was a large wall with a chimney running through it to the roof. It was a 2 bedroom, 1 bath home with an unfinished attic that was in need of large amounts of work, but the client preferred a more budget-conscious solution than a complete teardown.
The Homeshield Solution
Our engineers and architects designed a feasible plan to renovate the home while staying within the client’s budget. We removed the wall with the chimney to open the kitchen and dining room and installed engineered beams to take its place. We upgraded all fuel-powered appliances to high-efficiency so that the chimney would not be needed. We replaced the entire roof as well.
We also redesigned the layout of the home to convert it into a 3 bedroom, 1 1/2 bath. We renovated the attic and designed a large office space. The job was a full gut—down to the studs. We replaced all electrical, plumbing, insulation, drywall and finishes, as well as the main water supply from the street.
