Improve and sell a vacant cape-style home.
The Challenge
Our client wanted to improve this cape-style home to sell it at a greater return. Their specific vision was to achieve a more open concept, which would raise the property’s marketability. This presented several challenges. The walls that would need to be removed were load-bearing, presenting a structural challenge. In addition, this home did not have a pre-existing private master bath and was run on costly propane which lowered the value of the home.
The Homeshield Solution
To achieve an open format, we removed the front living room wall and the front and back walls of the kitchen. Since the load-bearing walls were removed, our architects and engineers redesigned and restructured the home to carry the correct loads. We also redesigned the bathroom and laundry room to create a master en-suite bath and a separate laundry area. Our team worked closely with the local natural gas provider to run new gas lines to the home, further raising the value of the home.
